Masterplan and venture buildings: 35.500m2 , Hotel: 30.600m2, Business Center: 6000 m2, Staff Apartments:32.575m2

The Masterplan based on the ancient human tradition of making a city for people International Ocean City is competing against other developments in Shandong (Qingdao), in China (Tianjin), in Asia (Hong Kong, Singapore, Seoul) and globally for investment and a talented workforce. IOC must offer not only good architecture in the large masterplan. It must also create attractive work and living environments with a human scale, where all things necessary for everyday life and business can be conveniently reached without a car.

The masterplan aims to create a neighbourhood that people will visit and start to imagine that the whole of IOC will be an attractive development of high quality. The masterplan also leaves a lot of flexibility to accomodate different kinds of programme. The Venture building is the most prominent building along the Boulevard – central, wide, symmetric and not high as the others.
