The eastern extension to the Fengtai Business Park located at Beijing’s 4th Ringroad will take the form of an office quarter – a new piece of city. A clear urban block structure defines the new public streets and green squares creating a sophisticated and luxurious urban atmosphere. A rich mixture of building types and characters will add a human scale and natural complexity. Buildings will have their formal entrances and facades oriented towards the tree-lined streets to create desirable addresses and a natural progression from city life to business life.
The plan consists of three conceptual layers in order to realise the vision of a new city quarter:
- The large development plots are broken down into smaller ‘urban blocks’ this creates a permeable network of streets, and addresses for the buildings.
- Each plot has a green space – a ‘London Square’. These green spaces bring value into the heart of each plot in the form of quality green space.
- A diverse mix of building sizes and characters bring human scale and a natural complexity to create the atmosphere of a true urban quarter.
A typical plot consists of two different types of block: Pairs of the financial office building type form a block which has commercial programme orientated towards the Western edge. The smaller R&D buildings form a block in groups of four to six buildings around a central parking courtyard.
