New opportunities at the edge of an agglomeration
City development strategy and regeneration masterplan
Location: Pereslavl-Zalesskiy, Russia
Client: City of Pereslavl-Zalesskiy
Programme: Masterplan for historical core (2 km2), 44 city projects of different scale
Pereslavl-Zalessky is preparing to celebrate the anniversary of Alexander Nevsky. For this date, in 2021 the city has a chance to make serious improvements. Currently Pereslavl-Zalessky is a town 140 km from Moscow, with population of 40000 people. The history of the city, many cultural layers of different periods, natural characteristics (lake Plesheevo, forests) allow to speak about its unique potential as a center of weekend tourism.
At the same time, the city has much broader ambitions, Pereslavl also wants to be the city comfortable to work and live in. It is important to determine the vision of the city, a single idea, in order to concentrate all its efforts and achieve significant change.
What is Pereslavl? A city for work, live and rest. It is a city with the Heart and a network of gems. Precisely the heart of the city (territories within the former city walls and along the river next to them) should be the focal development zone for coming years. It is necessary to concentrate efforts on the transformation of the territory, all projects that do not conflict with this idea – can be connected to the project, contribute. The city needs to develop a Vision for the city’s Heart.
In the framework of our competences, we have developed a strategy document of 3 books, that:
BOOK 1
- Set overall scenarios for the city development
BOOK 2
- Define the key values of the city (planning, natural, historical… ones)
- Visually define possible transformations (visualizes the idea)
- Define the frame of public spaces, priority nodes for transformations
BOOK 3
- Create a flexible layout (in which individual projects can quite easily be included) for 4 planning zons of the city Heart
- Suggest the catalogue of necessary & interchangeable city projects
