Programme: 220ha residential led city extension
MLA+ was asked to review a plan for a 220 ha residential extension of Minsk and to advise on how to create a more attractive neighbourhood within the constraints of the ongoing process. The existing plan was compliant with all regulations, but was rather technical and generic. It lacked a sensitivity for the site and its context and did not consider any human scale place making. The developer client was concerned, that the future neighbourhood would therefore not sell in an increasingly competitive market and more demanding target group.
Stronger masterplan logic
Following in depth client discussions and site analysis, we proposed masterplan guidelines to enhance connections with the surroundings, to improve the generic street profiles and interface, to foster urban life by introducing a legible network of non-residential uses and to create diverse, good quality residential neighbourhoods.
Practical development guidelines
Based on an illustrative masterplan, the final result was a set of clear area development guidelines that will help the developer to steer its consultant team in the delivery of the upgraded neighbourhood plan.
