Hrunicheva Regeneration Plan

Programme: 
3.000.000 m2 mixed-use redevelopment of a factory site along Moskva River

Rather than establishing a stand alone district, in order to insure integrated development the proposal takes into account the adjacent future projects, respects their main axes, green spaces and transport connectivity.

The industrial character of the site is an inspiration and provides the opportunity to develop a truly urban condition with a specific character that keeps traces of the past while adding something new. We keep the grain of the existing blocks and give them a different infill. The waterfront becomes a new centrality on the scale of the whole development, featuring the luxurious residential area bordering a public space with a continuous commercial frontage.

The masterplan avoids  mono-functional areas in order to ensure for a lively city activity throughout the day. Therefore all areas feature mix of uses, although each of them has a predominant program and offers centralities in their own right, – social infrastructure such as schools, kindergarten and smaller public spaces.
