Transformation of a landmark

Telekom Areal

Location: Konstanz, Germany
Client: BPD Immobilienentwicklung GmbH Stuttgart

Program: 
Mixed-use residential project with ca. 120 new apartments (in the tower), a kindergarten and several commercial functions

The former telecom location with the existing 14-storey office building and its surrounding buildings will be developed into a residential neighborhood with kindergarten and subordinate commercial functions. The existing high-rise is the defining building of this part of the city and an important landmark of Konstanz, visible from the old town, as well as being a reference point from the railway line to Singen.

The brief asked for the transformation of the tower into a residential building while the other existing buildings are largely to be demolished and replaced. Through the placement and dimensioning of the new building volumes our proposed urban structure reacts precisely and cautiously to the found spatial conditions in the vicinity of the site. The existing high-rise building is surrounded by small-scale structures reconnecting it to the human scale of the adjacent residential areas. To draw maximum quality from the unique location of the skyscraper the high-rise is expanded on its east, south and west side. Large protruding living spaces are introduced provide spectacular views of Lake Constance, the Alps, the old town of Constance, and the Rhine.
