Soyuz Luzhniki Embankment

180.000 m² luxury residential with supporting functions, retail, parking garage, 10.000 m² office and landscape concept

Soyuz currently is a business park that will be transformed into a new residential neighbourhood in a prestigious location immediately next to Luzhniki Olympic Stadium that will host the 2018 Football World Cup final.

MLA+, based on a previously approved general massing, proposes to create different zones with different architectures that respond to the local context and exploit the site’s special views. Along the riverfront of Moskva river, a series of towers with very large sliding windows offer splendid views. In the interior of the site, slab type buildings with folded facades also allow views of the water and the stadium park as well as offering balcony outdoor spaces. Towards the back, another set of towers overlooks Luzhniki Park and marks the development at the 3rd Ring arterial street.

The open space design equally responds to the different conditions on the site and the different degrees of accessibility. Along the waterfront and the ring road, public plazas offer space to meet and take a break. Inside the development, a forest park with ‘play bridge’ offers amenities for all groups of residents – elderly, families with children, young professionals.
